  • Rent is to be paid in full on or before the 1st of each month.
  • Rent can only be accepted in the form of a Check or Money Order.
  • A rent bill should arrive in your e-mail during the last week of each month.  If, for any reason, the bill does not arrive, all tenants are still required to mail in their rent check, on time and in full, to the following address:

Late Fees and Court Costs 

  • All payments must be received by the 5th of each month to avoid a late fee. 
  • All payments after the 5th must include a late fee equal to 5% of the total rent.
  • Eviction papers will be filed with the court for rent not received by the 10th of the month
  • An additional court filing fee of $30.00 plus $9.00 per name on the lease will be charged to your account. Payment received after the 10th must include filing fees, late fees and rents to stop the eviction proceedings.
  • All payments after the 10th must be Money Order, Cashier Check, or Certified Check.  Personal checks will not be accepted.


Returned Checks

  • A $25.00 charge will be assessed for all returned checks. 
  • Personal checks will no longer be accepted if two returned checks are received during the lease term. All future rent payments will be required to be paid by Money Orders, Cashier Check, or Certified Check.
